Your wife calls, she's found the perfect home. You call up the realtor, you look at the house, you're in love. You sign the contract and the realtor suggests you get a home inspection. WHY? What does a home inspection do for ME? A home inspection looks at every aspect of your home, water pressure, ductwork, built in appliances, heating and cooling systems, windows, doors, attic, insulation, and so much more. Gives you peace of mind so you don't hear "Ummmm, honey, I think you should call someone, I turned the handle in the tub and the toilet flushed."
Home Inspections in Texas! Before we get started, let me dispel one myth right now. There have been several occasions, when the home inspection was over, that the client really didn't seem interested in the report and when questioned their response was "I thought I had to have a home inspection to close on the property." I'm sure there are some realtors out there that unknowingly give this impression to the client, but that is only because they know the value and benefits of professional home inspections done prior to closing. The truth is home inspections are not a "requirement" for closing. Or at least, I do not know of any lending agencies that make this a requirement. I'm not trying to put myself out of business, I just want the client to understand why he/she "needs" the inspection. I know what a strain the cost of home inspections puts on a couple's budget when they are trying to come up with closing costs. However, what sort of strain would it put on their budget to find out after closing that they need thousands of dollars for unexpected repairs? Now the few hundred dollars for the cost of home inspections seem minor! Home inspections are not an item to bargain hunt for, if you want a cheap home inspection, you will probably end up with a "cheap" home inspection. Home inspections are an important aspect in the building, buying and selling of homes. Each category has it's own unique inspection requirements, and I am a qualified independent home inspector knowledgeable in all categories. I will give the client the reliable inspection that he/she is paying for and deserves. The Texas Real Estate Commission regulates the actions of Texas Home Inspectors. They have established a set of Standards of Practice and a Code of Ethics that a licensed real estate inspector must follow. These standards give you an assurance that you will receive an unbiased report and you will be able to make an informed decision on the condition of the property.
